Water heater repair
- No hot water: pilot, igniter, thermocouple or gas valve problems on gas units; elements, thermostats or a tripped reset on electric units
- Not enough hot water: a failed element, a broken dip tube, or a tank full of sediment
- Rumbling and popping: sediment and scale at the bottom of the tank, very common with hard Las Vegas water
- Leaks: fittings, drain valves and relief valves can often be repaired; a leaking tank can't
- Rusty or smelly water: corrosion or an anode rod issue
Water heater replacement
If the tank is leaking or the heater is around 10 years old and needs a big repair, replacement is usually the better value. A replacement includes removing the old heater, new connections, a new temperature and pressure relief valve, seismic strapping, an expansion tank where the plumbing needs one, and permits where required.

Keeping a tank heater healthy in Las Vegas
Annual flushing for hard-water sediment
Valley water drops minerals that settle at the bottom of the tank. On gas heaters, that layer insulates the water from the burner, so the heater works longer and the tank bottom runs hotter. Draining a few gallons each year clears loose sediment. If the drain valve clogs or you hear loud popping, the tank may need a full flush.
Anode rod checks
The anode rod is a metal rod inside the tank that corrodes so the steel tank doesn't. Hard water can wear it faster, and once it's gone, the tank starts to rust from the inside. Checking the rod every few years and replacing it when it's mostly consumed is one of the cheapest ways to extend a heater's life.
Gas versus electric replacement
Many Las Vegas homes are set up for gas water heaters, while some all-electric neighborhoods use electric tanks or heat pump water heaters. Switching fuel types means adding a gas line or a dedicated circuit, plus venting changes. We look at what the home already has before suggesting a change. If space is tight, consider a tankless unit.
Relief valve dripping onto the garage floor
That T&P valve on the side or top of the tank is a safety device built to release water if tank pressure or temperature gets too high. Occasional drips can mean the valve is worn, but steady discharge often points to thermal expansion with no expansion tank, or water pressure coming in too high. Never cap the valve. A pressure check usually reveals the cause, and it ties into pressure problems in the home.
